Collecting Monthly Rents
Rents are due on the 1st of each month and late by the 3rd day. Rental payments to the owner are processed and sent to the owner on or before the 15th of each month. We can deposit proceeds to local banks via direct deposit at no additional charge.
Tenant Screening
New Vision Realty of Las Vegas runs full credit reports through AMRENT and TRANSUNION CREDIT REPORTING. This report includes searches for Public Records, Credit History, Criminal Records, Social Security Verification, Inquiry within last 365 days and name variations. We require applicants to submit a GLVAR rental application along with current paystubs and photo ID. We abide strictly to fair housing guidelines and will never discriminate against any applicant or tenant based on race, creed, color, religion, national origin, gender, sexual orientation, handicap, or family status.
Statements and Accounting
Owners monthly statements will be provided to the owner via US Mail or email by the 15th day of the month in which rent is collected. Year-end 1099s will be mailed by January 31st of the next tax reporting year.
Maintenance and Repairs
Tenants are directed to utilize their online portal for maintenance issues. A written record of their request is stored in their portal for future records.
Late Payments
Notice Served on Tenant. To evict a residential tenant for nonpayment of rent, the landlord must have a constable, sheriff, licensed process server, or an agent of an attorney licensed in Nevada “serve” (deliver) a Seven-Day Notice to Pay Rent or Quit to the tenant. (NRS 40.280(1).)
